Concept and Development Approval
Angle Design was approached by Relsig Properties, a developer with a history of successful projects in Ingleston Rd, Wakerley. The brief was to develop a concept that met the requirements of various unit sizes, exposure and variance, while maintaining a professional look and good yield.
Development Approval
The site at 62 Ingleston Rd was unique in that it only had driveway access to the street, so the design needed to incorporate a facade that would keep the estate at a high quality to maintain asset value. Angle Design developed the concept for the project based on consultation with real estate agents and building on the success of previous projects.
The development application was a RiskSmart application, and the project was designed to appeal to the market by providing high-quality finishes and other market drivers. The final design featured 13 different tenancies with a total floor area of 6,636 sqm.
The tenancies varied in size from 400-800 sqm and were designed with a ground floor entry and mezzanine offices over car parking to create an ideal industrial work environment. All tenancies included a full-height kitchenette, a disabled toilet, and a shower with basins.
The project was a success and was approved for development. The properties were sold off the plan based on the quality of the finish and other market drivers. Angle Design's work on this project demonstrated their ability to develop a concept, prepare suitable tender documents, support a development approval, and work closely with the assigned D&C Builder (Prekaro Projects) whilst working closely with the client to ensure their needs were met while complying with regulatory requirements.
